Free money when buying a homeBuying a home can be expensive. You have a down payment, interest for 30 years, and more! So we have come up a few ways to get money for free! Some are easy, some are timing, and some you just have to ask for.

Grants

Talk about free money! There are programs out there that will give you money when you buy a house. Would you like $20,000 towards your house for buying? Why not? Most of these programs are easy and almost any one can qualify. Some require simple things like doing an online class or just by buying a home in certain areas get you free money.

There are a bunch out there to help. A lot are better that a tax credit that will have to be paid back a few years later. These are truly money in your pocket or toward the house. To get more info let us know what you want in a home and we will contact you and find properties that qualify.

Loan Type

Did you know there are loan types that don’t require any down payment? There are some that don’t have any mortgage insurance (what you usually pay if you don’t put down at least 20%). This is where a good lender is key. These programs are changing all the time and a good lender is up to date and can come up with the best loan to save you the most money and sometimes even get you that free money everyone wants.

These change so much it is best to just ask a lender about them.

Interest Rates

What you get on your interest rate can end up saving you thousands of dollars. Lets say you buy a house and have to borrow $200,000. If you are able to get a 5% interest rate and pay your exact payment on time every month.  You would spend $386,511.57 over the 30 years you have the loan. Now lets say you use the same loan amount, same diligence on paying the exact amount on time, but you get a 4% interest rate you would pay $42,7772.56 less!

Did you know that interest rates are on the rise? Experts say they should go up at least 1% this year. The key is to not wait because rates are lower than almost ever and they are only going to go higher.

Down Payment

So this may be one of those take money to make money type for free money. If you bought a home for $200,000 and didn’t have any to put down your would end up paying just like in the interest rate example above. If you had $10k to put down you could get a $210,000 home for the same payments as the $200,000 payment.

If you were to put down 5% on a $200,000 home ($10k) at a 5% interest rate you would save $19,325.58. That almost doubles your money just by putting a down payment of 5%!

Closing Costs

As real estate agents we can get you this. It is all about asking. A good realtor can wrap the closing costs (like fees for lenders, title, and even some HOA fees) right into the purchase of your home. Most home purchases can take up to 3% of cost just to close, $6,000 if you buy a $200,000 home! So it is import to work well with us to help cover those costs by just negotiating with the sellers.

Beautiful Rambler with a View

We would like to introduce you to our home. Our home is a beautiful rambler in a very friendly neighborhood. We love it and would love to stay in it, but are unable to do so. Here are some of the things that we love about our home.

1143944_Exterior_800x600We have some wonderful upgrades in our home that did not come with the original package. Some of the upgrades that we particularly love are the beautiful Brazilian cherry hardwood floors in the entry and kitchen areas, our fireplace with a built-in fan, beautiful vaulted ceilings, maple cabinets and banisters, and the bay windows in the master bedroom and the kitchen nook. Our appliances are all stainless steel with a gas range and oven. The laundry room has both electrical and gas hookups. There is switched wiring for lights under the kitchen cabinets and a light over the kitchen island. We have a built-in spice rack and vertical tray dividers in one of the cabinets for things like cookie trays. We also have ceiling fan braces in the living room, master bedroom, and front bedroom/formal living room. We have an upgraded master bathroom with both a tub and a separate shower. The master bathroom also has a granite counter top. The bathrooms and laundry room have tile floors. If you are as big a fan of Christmas as my husband, you will love the switched outlets in the eaves. He had several extra outlets put in so that lights could wrap around the entire house.

We absolutely love the unobstructed view of Maple Mountain that we have out our back windows. We have a fully landscaped and fenced yard. We have 3 gates in our fence. A gate on either side of the house in the front and one gate in the back yard. The gate on the north side of our home is a double gate. We have garden boxes that will provide a nice area for a vegetable garden or flowers, which ever you prefer. We have a big patio in our back yard that is great for bbq. We also have a place for an above-ground fire pit.

We have a very friendly neighborhood. There is a great mix of younger couples, families with children, and retired couples. Several holidays during the spring, 1143951_Living-Room_800x600summer, and fall there are block parties. These include holidays such as Memorial Day, 4th July, and Labor Day. Our LDS ward is very friendly and outgoing. Our bishopric is friendly and hard-working. We live within walking distance to our LDS ward building, which is also the Stake Center.

If you love the great outdoors, we live very close to several beautiful canyons. Spanish Fork canyon is the closest, but the others are Hobble Creek canyon, Payson canyon, and Maple canyon. These canyons are approximately 20-30 minutes driving distance away from our home. There are campgrounds and lots of hiking trails up each of these canyons.

Provo Dream Home

1137-mountain-ridge-rd-provo-ut-84606We built this house in 2007 and it is truly a dream home. Every detail, from the architectural plan to the door knobs, was selected especially for this home. It has never been harder for us to leave a home! The commute to the east coast, however, no longer makes sense and it is time for us to move.

The first step in building was finding the right lot and this lot is incredible. Spectacular views of Mount Timpanogos that will never be obstructed made this the perfect location for this dream house. We selected a house plan from Southern Living. It is called “Abberley Lane” and was the 2002 Idea House for the magazine well-known for its taste and style. The house plan was designed by famous architect John Tee and modified to fit this lot and Utah. It was a real advantage to be able to see pictures of the rooms before we built. We knew the house worked functionally and aesthetically.

Delightful surprises awaited us as the home went up. We found new views from every window: Rock Canyon, Utah Lake, the valley and even Mount Nebo! One day, construction started on the wrap-around porch in the front and continued around the side. As the builders came to the back porch, as planned, we shouted, “No! Stop!” The porch would have obstructed the jaw-dropping view of Mount Timpanogos. We are very glad we were visiting the construction site when the porch was being constructed! The porch became a large deck, where we have had many cook- outs in the shadow of the mountains, watching the sunset over Utah Lake and the western mountains. We are convinced that there is no better view in Provo.

We selected wide-plank birch floors, custom knotty alder cabinets and granite everywhere. It is wonderful to eat meals in the breakfast room, with its amazing views. The dining room is currently being used as a music room, but the floor plan allows for great flexibility.

The house features an all house built-in intercom system, making it easy to call folks to a dinner cooked in the gourmet kitchen. We wanted to try a house that had two dishwashers and we will never go back to just one dishwasher again! The double ovens make baking for crowds a snap. There is plenty of storage and counter space. The built-in music system extends to the kitchen/great room, library, master bedroom, master bathroom, game room and outside deck.

Great-RoomThe theater room and game room have been the site of many good times with family and friends: pool and ping-pong matches, “Lost” and “24” marathons, and slumber parties. The first floor master bedroom has every convenience and you will enjoy the gas fireplace on wintry nights and the privacy of your own deck in the summer. The large walk-in closet is made even better by a stack washer and dryer located directly opposite the closet. Talk about convenience! The deep soaking tub and the shower with two heads, one a rainfall, make this bathroom a virtual spa.

Given all of these wonderful places in the home, it might surprise you that our favorite spot is the library. There is a roaring wood fire in the fireplace just about every cold winter evening. It is great to read, knit or watch TV by the fire – the perfect way to relax at the end of a long day.

True serenity!

The house is conveniently located close to shopping and restaurants, but the real treat is the proximity to Brigham Young University. It rarely takes us more than 10 minutes to get home from the most crowded football or basketball game. We can walk or bike to campus for lectures, classes and concerts.

The neighborhood is very friendly and people are always ready to help. We have an annual neighborhood Christmas dinner, with different courses at different houses. The Fourth of July breakfast is at the end of the cul-de-sac. We rarely get to shovel the snow from our driveway, as the Scouts usually beat us to it. There is a nice mix of older couples and young families in the ward. It is a model of Christian living. The family that moves into this house will receive a very warm welcome from neighbors.

Spacious Lehi Town Home

Although we are sad to be leaving, we are excited for you to have an opportunity to experience this incredible townhome and neighborhood! We bought the house as its first owners in 2009 and have loved the time we have spent there. What we have loved most perhaps about our townhome is its spacious feel. The ceiling of the main living room extends up to the ceiling of the second floor and with windows both above and below, there is an enormous amount of light that fills the room and makes you feel almost as if you were outside. We also liked the fact the kitchen/dining area was separated from the living room. Ivory Homes builds quality homes and in the time we have lived in the house, we have had no major issues with the home whatsoever. A fantastic aspect of the home is Ivory’s sound-reduction construction between units. There are no sound issues between our townhome and the one adjacent. We have been unable to hear their family and they have been unable to hear ours.

102 W Exterior_800x600The physical aspects of the townhome are pretty apparent but what has made our living in the home even more spectacular has been the many awesome advantages that have come with the neighborhood and the area. Included in the HOA fees is access for the whole family to Ivory Ridge’s Tennis Club. The clubhouse, which is located right across the street, boasts tennis courts, three swimming pools (including two children’s pools), an exercise and weight-lifting room, as well as access to the clubhouse’s event room for a very minimal cost per night. All of this is included in the Ivory Ridge’s club membership. The event room has a fireplace, large flat screen televisions, tables, chairs, and commercial kitchen amenities in a separate, large kitchen area. We have used this event room multiple times for birthday and other parties. The pool area also has a large grassy area which can be used by members for parties or barbecues. All landscape and yard-care services are included with the HOA which has been very nice. HOA fees also go to maintain the two parks in the neighborhood.

The location is also ideal for commuters. I-15 access is extremely quick; all you have to do is hop on Timpanogos Highway and then you’re to I-15 in a matter of minutes. The location is also within minutes of Adobe and just down the street from the new Xactware facility which is under construction. The new NSA facility is approximately fifteen minutes away thanks to the newly constructed 2100 North highway in Lehi. American Fork’s Meadows Shopping Center, the Outlets at Traverse, and Thanksgiving Point are very close as well for quick access to shopping, restaurants, and movie theaters. Ready and convenient access to American Fork Canyon provides locations for camping, hiking, fishing, four-wheeling, and other outdoor recreational activities. Utah Lake lies a near twenty minutes away for boating, water-skiing, and fun out on the lake. There are also multiple different ski resorts within an hour’s drive. For those unfamiliar with the area, travel time to downtown Salt Lake City is approximately 20-30 minutes depending on traffic. We really love the location though because even though these various areas are all in close proximity, north Lehi continues to maintain a somewhat rural feel with large, undeveloped fields; farmland; and horse pastures.

The best parts of the location by far however are surely the neighborhood, the people, and the ward. The ward has townhomes and single-family homes so there is a good mix of families of different ages. The neighborhood is packed full of children of all ages. This was something we really wanted for our children. The ward is super friendly and many of our neighbors have become great friends. The side of our townhome faces a large grassy area with a playground. Every night, the adults mingle together out at the park while all of the children play on the playground and grass. It is so nice to be able to walk out the back door and be at a park. The neighborhood is very open and social with many different ward and other non-denominational neighborhood activities occurring throughout the year. The atmosphere is incredible!
